Challenge

Sircle was commissioned by one of our key clients, WWT, following successful completion of PPM surveys to conduct a Building Reinstatement Cost Assessment (BRCA) for buildings and assets at two of their sites: Martin Mere and Caerlaverock. The sites covered a total area in excess of 14,000m and comprised of 85 buildings. The primary goal of the assessments was to provide WWT with the accurate rebuild costs and data required to ensure their buildings and assets were insured to the correct level to cover the cost of rebuilding if damaged.

Solution

A pre-start meeting was scheduled with the client to thoroughly discuss the brief and ensure that all parties agreed upon a clear, structured process. Sircle utilised their experience to identify a clear methodology, and a specific scope was established to ensure that the provided information about the buildings and assets was effectively used to deliver accurate rebuild costs.

Our surveyors conducted a thorough review of the information provided by the client to evaluate the rebuild costs for their buildings and assets, as the client’s policy was up for renewal. They used building details and areas to prepare the Building Reinstatement Cost Assessments (BRCAs). After evaluating the provided information, the surveyors used Building Cost Information Services (BCIS) to establish the rebuild cost for each building asset. Other factors considered in the calculations included special building features, demolition costs, professional fees, party walls, and location factors, which could impact the rebuild costs.

Once all the necessary data was gathered and analysed, the BRCAs were finalised to provide the client with full reinstatement costs necessary to rebuild the properties to the same standard.

Outcome

WWT was provided with an accurate rebuild cost for their assets, which resulted in easy-to-use and manageable reports.

The reports were delivered on time, providing the client with peace of mind knowing that their buildings and assets had the correct level of insurance cover.
