Hft is a national charity supporting people with learning disabilities to live the best life possible. One of the ways they do this is through supported living, helping the people they support to live however and wherever they choose – often helping them move from residential care or family homes into their own place or a house shared with friends.

Their property portfolio extends throughout England and includes flats, houses and residential care homes, making it a diverse portfolio to manage.

What the client wanted

Hft wanted to improve several areas of their portfolio, including IT infrastructure and general decoration, and review leases on several of their properties. They needed surveys to create dimensionally accurate CAD plans, containing key information to support the management of their properties.

How we completed the project

We put together a survey team with experience of working in assisted living and mental health environments. They delivered a high standard of work without affecting Hft’s occupants’ day-to-day living and the equipment they used didn’t cause distress. Our team used class 2 laser measurements with an invisible light and no Duracell batteries, due to the risk these posed.

The information our team collected was added to Hft’s drawings and an Excel spreadsheet, so we could easily transfer this to their property management system.

The benefits

Following the surveys, Hft have were able to increase their return on investment and ensure government, charity and individual funding was being used effectively. They could make decisions on their properties using accurate GIA and plans.

Additionally, they identified opportunities to improve space rationalisation of non-residential areas and service delivery, and reduce decoration, refurbishment and maintenance costs.

The information collected has allowed them to produce annual reports showing accurate data, which can be put forward and considered for additional funding.

Moving forward

Having made a significant investment in this project, Hft want to ensure it provides a constant return on investment and their drawings and data are being maintained. We can provide regular audits of properties, liaise with project managers, review any drawings supplied by third parties to make sure they meet set CAD standards, and update drawings following any changes made to buildings.
