Fire compartmentation is easily ignored as high risk areas are often hidden above false ceilings, ducts and risers. Many property managers don’t have PPM for ensuring the integrity of the compartmentation, meaning the risk for fire spreading can go unknown for months, if not years, and in some cases, until it’s too late.
Our fire compartmentation surveys will identify any potential risk and breaches, and ensure your compartments are compliant with HTM 05-02 and the Regulatory Reform (Fire Safety) Order 2005.
How we complete your project
Our experienced surveyors will access areas where your compartments run and record their location, type resistance and any breaches that may be present.
If they find or suspect a breach, they’ll take photographs and make a note of its size, risk level and likely cause.
All areas of the property will be surveyed where access allows and it is safe to do so, including under crofts, above false ceilings and roof spaces.
Upon completion of the site work you’ll receive a comprehensive and detailed report of our findings, which will include drawings of where your compartment lines are. The report will also detail breaches and non-compliant areas including recommendations on re-instalment, improvements, potential costs and more.
All of the information captured can be added to any resulting tender, and most importantly a PPM can be put in place to ensure ongoing integrity.

By knowing the locations and potential risks you can take steps to prevent fire from spreading. You can share your drawings with contractors, estates and facilities staff, IT teams and anyone else that may need to know where your compartment lines are to avoid accidentally damaging them and ensure that compartment lines are maintained during refurbishment projects and IT upgrades.
If you use our fire compartmentation survey alongside our fire survey service, we can merge your drawings and give you an even more accurate picture of your estate.
Buildings are constantly changing because of refurbishment, accidental damage during maintenance works and day-to-day use. This means your compartments will need regular inspection to ensure they’re compliant (they do need a PPM).
We can provide on-going support, including a rolling inspection programme to ensure that any breaches or non-compliant areas are captured. We will liaise with you and your estates colleagues so that the audits are timed in line with major projects and maintenance where the potential for damage is higher.
With a rolling programme of audits in place your risk is reduced, so you can focus on conducting your day-to-day duties.
