Challenge

Crown House Technologies (CHT) were working on the construction of executive apartments in Green Park, London, with an estimated value of £210 million. HPS were awarded the contract to provide both mechanical and electrical (M&E) services drawings for the basement, car parks and leisure centre together with the apartments on the sixth and seventh floors.

Solution

Acting as lead services co-ordinators, our team of skilled and experienced building services engineers created 3D multiservice models of Electrical and Mechanical layouts. This ensured potential clashes between services were identified and the most cost-effective layouts submitted. We were also responsible for the design of intricate sub-assemblies of complex piped services which were then pre-manufactured and assembled off-site offering savings on installation time and costs.

Using Navisworks 3D software, our team provided a visual demonstration of where and how all services would fit, thus preventing potential services clashes in advance.

Throughout the project, our Project Manager liaised with the Trust’s Senior Property Management Surveyor. This ensured the Trust were provided with weekly updates of Sircle’s progress, and allowed them to react as soon as areas were completed.

Outcome

Providing accurate 3D data detailing the most efficient layout of integrated services enabled the client to provide a first class installation, in a time efficient programme avoiding costly delays and helping to keep to agreed timescales.

The ability to demonstrate services layouts using the latest 3D visualisation tools enabled all parties to see clear details of complex plant rooms where in the very restricted space available it is an invaluable aid to efficient design.

HPS played their part in providing the end client with an excellent job, on time and cost efficient. On completion, the provision of accurate, 3D BIM Models will continue to support efficient and cost effective management of facilities.
